I’m gonna shut up and let you draw your own conclusions.  If I was on a listing appointment and one of these other poor performers was my competition, I’d be sure to share this.  How about you?

SP to LP Percentage Nov 2014As the discussion turns to price, truth, strategy and positioning, if there was any misinformation about accurate value derived from a worthless Zillow Guestimate, I would share this.  Whenever possible, showing is better than telling.
